- Discuss design brief and budget with client.
- Engage surveyor to complete a Feature Contour Survey of the clients’ property.
- Convert survey drawings to CAD format and plot.
- Attend and investigate site, photograph site conditions and neighbouring properties.
- Prepare “Site Analysis” draft drawing.
- Local authority enquiry and research.
- Research design and construction techniques.
- Develop various schematic design options.
- Prepare “Design Sketch” proposal including:-
- Site Plan
- Floor Plan(s)
- Front Elevation
- Calculate building areas and development cost budget.
- Submit design proposal to client for discussion
- Meet with client to discuss design amendments
- Liaise with local authorities and other interested parties regarding proposal
- Incorporate design amendments etc.
- Prepare comprehensive “Presentation Sketch” drawings on CAD including:-
- Site Plan
- Floor Plan(s)
- Four Elevations
- Section
- Prepare “Site Analysis” and “Shadow” drawing
- Re-calculate building areas and development cost budget
- Submit design proposal to client for discussion
- Amend “Presentation Sketch” drawings as required
- Prepare “R-code” formatted submission and letter
- Submit proposal to local authority for development approval and liaise accordingly.
- Obtain fee proposals from structural engineer and engage on behalf of client.
- Liaise with Client and Council.
- Prepare draft Specification
- Research compliance with “R-Codes” and “BCA”
- Liaise with various authorities required:-
- Swan River Trust
- Water Authority
- Western Power
- Alinta Gas, etc
- Liaise with various consultants as required:-
- Structural Engineer
- Interior Designer
- Landscape Designer
- Liaise with various Suppliers/Contractors:-
- Lighting Consultant
- Air Conditioning
- Window Manufacturer
- Audio/Video Consultant
- Services (Vacuum, Intercom, Security) etc.
- Home Automation
- Prepare Working Drawings including:-
- Site Plan
- Floor Plan(s)
- 4 x Elevations
- 1 x Section (large scale)
- Engage “Home Energy Efficiency” consultant on behalf of client.
- Incorporate design modifications etc.
- Submit proposal to council for Building Licence.
- Complete detailing of working drawings including:-
- Site Plan – boundary walls, details etc
- Floor Plan(s) – large scale details
- Various X Sections (large scale)
- Construction Details (large scale)
- Electrical drawing (power, light and services)
- Room layout drawings (cabinetwork and tiling)
- Window and Door schedule as required
- Co-ordinate all consultant and supplier drawings against working drawings.
- Amend drawings to address Local Authorities Building Licence Conditions
- Prepare detailed Specification in co-ordination with consultants design and selections.
